Malverne town is like Garden City in Nassau County of the Long Island. I rent two large red/white bedrroms ($850) and small purple bedroom ($600) that are available for professional and students right now. This includes the basic utilities (cable, lipa, water, cable internet, air conditioning/calefation) i share my bathroom, my kitchen, my dining room, my living room and main entrace door. However, all your staff should be inside your bedroom. My tree picture shows the peaceful and neat environment outside of my home.
I have two lovely dogs who are in the basement and backyard but in the winter season they are in their cages in the dining room because the basement does not have calefation.
You should give me a security, a deposit and currently month. A security is for any damage inside/outside of the home. A deposit is for the last month without payment. A currently month is for you move in. This is the month that you start to pass all your belongings to the bedroom.
Another requirement is three referencee letters from your boss, your friend and your relative. Your boss letter should establish the logo business, boss' name, boss' address, and boss' phone number, your legal and complete name, how long have you work in that business, if you have temporal/permanent job, what is your position, how much your earn annually. Your relative and friend letter should state their names, their addres, and their phone numbers and how long they know you, (at least two years in the US), how they know you and what they can say about you. One of them should be a garentee who can pay the rent in any case you cannot afford it. The garantee must sign the contract also personally at the same time you sign the contract in front of the notary and my person.
Remember you will be sharing my home and most of the time i travel outside the US and simply i am at home very late because i work and study.
A lease is for one year. if you want to move out, you should tell me within 90 days; otherwise, you lose your deposit money. if you want to want to renew the contract, you should tell me within 90 days, you do it with a 10% more of the monthly payment.
Prohibit: drugs, sex, parties, smoke, alcohol.
